Turks & Caisos real estate gained momentum in the second quarter of 2026, with Turks & Caicos Sotheby's International Realty reporting 107 conditional sales worth about US$195 million in the first half of the year. The brokerage's Q2 2026 Year-to-Date Market Report points to growing buyer confidence, especially in the luxury sector.
Alongside the conditional sales, the report counted 37 pending contracts totaling US$58.2 million, with overall year-to-date sales volume near US$160 million. "Conditional sales are one of the strongest indicators of where the market is headed," said Joe Zahm, President of Turks & Caicos Sotheby's International Realty. Luxury activity has returned in the US$20 million-plus category, and more than 25 condominiums priced above US$1 million are under offer, particularly in Grace Bay.
Roughly US$713 million in pending and conditional transactions — including US$548 million in new development sales — should support closings in the months ahead. The report concludes the market is not yet in full recovery but is moving beyond stabilization into growth for the remainder of 2026.
