The Turks and Caicos Islands government has opened new licensing pathways for established real estate professionals under the Real Estate (Brokers and Salesmen) Licensing (Amendment) Act 2026, which took effect with its regulations on 30 June 2026. The Ministry of Finance, Economic Development, Investment and Trade is urging eligible applicants to apply within a 21-day statutory window, after which applications will not qualify for grandfathering.
Two routes exist. Section 5(6) offers permanent licensing to salesmen active for at least five years as at 30 December 2024 who are ordinarily resident and hold British Overseas Territories Citizenship with a local connection or a Permanent Resident Certificate, via Revised Form 2 – Route C. Section 8 gives those with one to five years' experience a two-year practising window from 30 June 2026 with no examinations, using the Section 8 Transitional Application Form. Applicants must prove eligibility with documents such as immigration status, proof of residence and passport stamps.
Deputy Premier Hon Jamell Robinson introduced the Bill in Parliament on Thursday, 25 June 2026, days before an existing transitional arrangement expired, admitting the 2024 framework had left long-established non-Islander practitioners unprotected and exposed the Government to legal risk. He denied it was "changing course." Forms are available at the Ministry and at https://gov.tc/mof; completed applications go to the Permanent Secretary, Finance.
