Local Real Estate Market Showing Momentum

Turks & Caicos Sotheby's International Realty released its Q2 2026 Year-to-Date Market Report, showing the Turks and Caicos Islands real estate market gaining momentum. The first half of 2026 saw 107 conditional sales valued at about US$195 million, which the firm calls a strong sign of growing buyer confidence in the luxury market.

Joe Zahm, President of Turks & Caicos Sotheby's International Realty, said, "Conditional sales are one of the strongest indicators of where the market is headed," noting increased buyer inquiries, showings and activity compared to the first quarter. Another 37 pending contracts worth US$58.2 million point to a pipeline of closings in coming months. The report also notes renewed activity in the US$20 million-plus category and more than 25 condominiums priced above US$1 million under offer, mostly in Grace Bay.

Overall, the market recorded nearly US$160 million in year-to-date sales volume, with roughly US$713 million in pending and conditional transactions, including US$548 million in new development sales. The report concludes the market is moving beyond stabilization into its next phase of growth, though not yet in full recovery. The full report is at www.turksandcaicossir.com.
